I have known IQ constructions for at least 5 years. About 3 years ago we required a toilet renovation in our Pre-primary school in Kelmscott. This renovation was carried out during the summer break and only took 6 weeks, which was excellent. There was virtually no interruption for the students and staff.
Early 2016 IQ constructions completed an extension of our Administration Building and thorough internal renovations and refurbishment of our staff area in Byford. This project was undertaken whilst the school was in operation. Jan and Dwayne were willing to work together with principal and staff to limit the interruption for the students. At the end of the project we could look back on a very smooth operation and the result is fabulous.

Can you provide examples of some of the commercial projects you’ve worked on?

Are you registered and licensed?

Yes, all our contractors and trades are licensed and hold appropriate accreditation and insurance for commercial and domestic builds

What are provisional sums?

Provisional sum items refer to allowances for specific elements of work that are not yet able to be tendered for pricing. If you would like further clarification, please have a chat with the friendly team from IQ Commercial or your project manager.

What happens if there are defects with my commercial project?

While we have a 100% defect-free track record, in the unlikely event that you do notice a defect please contact your project manager and we will visit the site and rectify the issue.

What is included in your contract price of a commercial build?

All inclusions are outlined in detail in the contract and we sit down and work through each and every element to ensure all commercial inclusions are suitable for your project needs. Variations during the project are at an additional cost and will be outlined during the project to ensure complete transparency.

Can you assure me there won’t be any hidden extras in my build?

We pride ourselves on offering a transparent and professional commercial construction service and all extras and variances are discussed with clients and outlined in writing ahead of the updates being made on the project. We also provide weekly updates and are available for any questions throughout the construction process so you can have peace of mind that your build is in good hands.

Can you provide a complete start to finish service?

How long does it take to receive an estimate?

It typically takes about two weeks depending on various factors.

What payment plans do you have?

Commercial payments are done in percentage progress claims month by month. However in some cases, we can replicate building progress claims.

Can you include disability access into your buildings?

Yes, all our commercial buildings comply with the disability access codes.

Do you build all over regional WA?

No, we only operate in the Perth metropolitan area and south west.

Can you handle asbestos and hazardous waste removal from the construction site?

Yes, depending on what the hazardous waste is. Please contact us for more information.

Can you construct high rating energy efficient buildings?

Yes, our new commercial building projects conform with Section J of the National Construction Code (NCC) of Australia. Section J outlines the energy efficiency requirements for Class 2 to 9 buildings, which are multi-residential, commercial, industrial and public buildings.

The 8 parts of Section J are:

  • Building Fabric

  • Air Movement
  • Air-conditioning and Ventilation Systems
  • Artificial Lighting and Power

Are there any building construction noise limits?

Yes, depending on the use of the site, the council will implement noise restrictions & requirements. As a rule, noise from building sites is exempt from the noise regulations from 7am to 7pm Monday to Saturday (except public holidays) if the work is being performed in accordance with the AS 2436-2010 (R2016) - Guide to Noise and Vibration Control on Construction, Demolition and Maintenance Sites.
